Of all the diligence items that come up on a piece of land, the perc test is the one most likely to be misunderstood, and the one most likely to quietly change what a property is actually worth. Here's what it is, and why it matters as much as it does.

What a perc test actually measures

A perc test, short for percolation test, measures the rate at which water drains through soil. On any property without access to a municipal sewer system, that drainage rate determines whether the land can support a septic system, and a septic system is what makes a home (or most other structures) legally possible to build there at all.

How it's done

In most counties, a licensed excavator or a health department official digs a test hole, fills it with water, and times how quickly it drains. How involved this gets varies a lot by location, some counties want a simple hand-dug hole, others require heavy equipment and a licensed surveyor. Cost typically runs $150 to $1,500, depending on your county's requirements and the complexity of the site.

Why it matters so much for what land is worth

Without a passing perc test, there's usually no septic permit. Without a septic permit, there's no septic system. And without a septic system (or municipal sewer), there's no legal way to put a dwelling on the land. That's the chain that makes this one test disproportionately important: a lot with an unclear perc status is really a lot with an unclear answer to "can anyone actually build here," and buyers should, and usually do, account for that uncertainty in what they're willing to pay.

What happens if a lot fails

A failed test doesn't automatically mean the land is worthless. Soil conditions can vary significantly across a single parcel, so testing a different spot sometimes gets a different result. Engineered or alternative septic systems can work on soil that wouldn't support a conventional one. Retesting in a different season can matter too, since groundwater levels shift throughout the year. And even land that will never support a conventional septic system can still hold real value for other uses: storage, recreation, agriculture, or as added acreage for a neighboring owner.

If you don't know your land's perc status, you're in the same position as most owners, it's simply not something people think about until they're ready to build or sell. It's usually the first thing a serious buyer wants to understand, and it's a real factor in what a fair offer looks like. Knowing where you stand, even roughly, puts you in a stronger position going into any conversation about your property's value.
